Property managers look after your holiday home in Spain when you are not there and usually also give you and your guests support when you are in residence.

When you are looking for a property management company the first step is to decide what it is you are actually looking for. Services can range from a very basic key-holding service to cleaning and laundry, maintenance and construction or translation services.

Key holding services

As you are entrusting the keys to your property with complete strangers, it is always better that you meet the property managers and ensure they meet your criteria before signing any contracts.

There is always some confusion with people who think that property management is about renting out your accommodation. Most property management companies do both. But it is important to distinguish between the two completely different services.

B&P Services have been operating in Calahonda, Costa del Sol, Spain since 2002. During that time these are just some of the problems which have been encountered:-

  1. Flooding from blocked drains and gutters combined with heavy rainfall causing damage to internal walls, plaster-work, furniture and fixtures and fittings.
  2. Birds nesting on terrace roofs leaving droppings on patio/terrace floors and birds nesting inside roller-shutter blinds and leaving maggots
  3. Robberies and break-ins due to clients leaving upstairs patio windows open when in residence or not double-locking entrance doors or security grills.
  4. Construction problems in newer properties caused by the principal constructors - such as cracking to brickwork and falling broken concrete lintels.
  5. Power cuts or surges in electricity supply causing appliances to fail and contents of fridge-freezers going to spoil
  6. Disconnection of electricity or water supplies due to utility bills not being paid promptly by owners
  7. Owners or their guests losing keys or accidentally locking themselves out of their property
  8. Wasp nests in the eaves of the roofs and ridge tiles

The Winter of 2010 (from the period of mid-December 2009 through to mid- March ) was a perfect time to illustrate the importance of property management as Costa del Sol had electric thunderstorms and an absolute deluge of rainfall. There were few properties which escaped some kind of water damage or other – whether it be from general humidity causing blackened internal walls to flooding from blocked drains or inadequate gutters thus causing water seepage and damaged wall plaster, warped woodwork and ruined fixtures and fittings.

Hence the absolute need for property management services.
